The pressure relief valve on a hot water heater can leak over time.

I just flushed my hot water heater as you mentioned and now the pressure relief valve is leaking. Is this something I can replace on my own, or should I call a plumber? -Leighton

Hi Leighton,

Pressure relief valves sometime develop a drip when opened for the first time in years. Try opening and closing it a few times to see if it will seat itself. If you have a large leak or the drip doesn’t stop on its own in a day or two, the valve will need to be replaced. Whether you can replace it yourself will depend on your skill level, but as far as plumbing repairs go, it’s not that difficult. If you do try to fix it, here are the basic steps involved:

First, turn off the gas to the water heater, or flip the breaker if it’s electric. Close the cold water cut-off valve going into the water heater. Open the valve at the bottom and the pressure relief valve for a minute to drain a little water out...

There a countless ways that the fridge line could have been installed. A photo of under the sink would greatly help, in particular showing the connection to the water supply.

Can you see where the fridge line connects to the water supply? Is it connected to the same supply that feeds the sink? If so, even with the isolation valves shut under the sink, there will still be pressure in the fridge line. If you open the sink's faucet, you can confirm that water is off, additionally this will relieve the pressure in the fridge's line.

Sometimes a small valve is installed on the fridge line under the sink. It could have been bumped open.

Local Code Requirements

You'll find lots of accessories for your new water heater at the home center. Some are required by local codes; others are just good ideas. Plumbing codes vary, so check with your local inspector.

1. Gas shutoff valve
All codes require a gas valve near the water heater. If you have a “grease-pack” valve, see "Old Gas Valves Can Leak" section above.

2. Earthquake straps
These straps prevent a water heater from tipping over and are required in earthquake-prone areas. $12 per pair.

3. Flexible gas line
A flexible gas line can withstand movement and is usually required in earthquake-prone areas. They're easier to connect than steel pipe, but they're not allowed everywhere, so check with your inspector. $15.

4. Drip leg
Any dust or grit in the gas line falls into this short section of pipe before it can reach the water heater's control valve. The required length of the drip leg varies.

The most likely cause is a defective Temperature and Pressure (T&P) safety valve. It looks like this and is typically on the side of the heater near the top but could be in the top itself. If you have an add-on insulation blanket it might be under the blanket.

The pipe shown going down from the valve outlet often goes outside the home or perhaps just into a crawl space. This valve protects from excessive pressure AND from excessive temperature. The pressure function could actuate as a result of a failure of a Pressure Reducing Valve (PRV) on your incoming water line and the temperature function could actuate due to a failure of the thermostat in/on the water heater. Or, sometimes the valve just plain fails.

CAREFULLY touch the pipe coming out of the T&P valve some distance away from the valve to determine if it is hot. If it is, this is the primary problem.
